Steps to follow to rent a flat in the Principality of Monaco ?

Rental fees:

The deposit is set at an amount equivalent to 3 months of the current rent and will be regularized each year, in the event of renewal of the lease, in order to systematically represent 3 months of rent and charges.
Rents are collected for a period of 3 months (payable in advance quarters) in general, unless there is a personalised agreement with the landlord. We will manage the negotiation and drafting of this agreement.
The provision on charges is collected for a period of 3 months (payable in advance quarters) and is called at the same time as the rent. The balance will be paid at the end of the accounting year.
The lease registration fee is 1% of the annual rent + charges per rental year, payable at the beginning of each rental period. In addition, there are tax stamp fees which are defined according to the number of pages of the lease.
Agency fees, according to the scale of the Monegasque Real Estate Chamber, represent 10% of the annual rent (excluding charges), plus the VAT in force at the time of the rental. This amount is only paid once at the beginning of the rental.
The duration of a lease is a minimum of 1 year but can also be several years, depending on the agreement with the landlord.

Photocopy of a valid Monegasque residence permit;
A recent proof of address;
A bank account statement or a bank certificate;
